Q1. What is an RICS Home Survey and why is it important? An RICS Home Survey is a detailed inspection carried out by an RICS-accredited surveyor to assess the condition of a residential property in accordance with the RICS Home Survey Standard.

An RICS Home Survey assesses the condition of a residential property, including the roof, chimneys, walls, rainwater goods, joinery, windows, ceilings, floors, services and grounds.

It identifies structural issues, defects, maintenance concerns and potential risks. This helps buyers make informed decisions, budget accordingly and avoid unexpected repair costs after completion.

The RICS Consumer Survey 2024 found that:
- 23% of respondents negotiated a reduction in the purchase price because of issues highlighted in the report
- 25% of respondents began budgeting for building / repair work on the property and/or getting quotes from contractors.

Q2. How is an RICS Home Survey different to a bank or mortgage valuation? There is a common misconception that ‘a mortgage valuation includes an assessment of the condition of the property’. (RICS Consumer Survey 2024)

An RICS Home Survey assesses the condition of a residential property, including the roof, chimneys, walls, rainwater goods, joinery, windows, ceilings, floors and services.

However, a bank or mortgage valuation is done as part of a mortgage application. The purpose of the valuation is to reassure the lender that the property is worth what they plan to lend the buyer to purchase it. In some cases, this is done virtually, rather than in person and the property condition is only briefly considered.

When purchasing a property, an RICS Home Survey can help you make informed decisions about repairs, budget accordingly and avoid unexpected costs after completion.

Q3. What is an RICS Level 2 Survey, formerly known as an RICS HomeBuyer Survey? An RICS Level 2 Survey is a mid-level survey designed for modern or conventional homes in reasonable condition.

It includes:
1. Inspection of the interior and exterior elements
2. Identification of defects and urgent issues
3. Advice on repairs and maintenance

This survey is ideal for flats, houses built after 1950 and properties that have not been structurally altered.

An RICS Valuation can also be carried out for an additional fee.

Q4. What is an RICS Level 3 Survey, formerly known as an RICS Building Survey? An RICS Level 3 Survey is the most detailed type of residential property inspection.

It includes:
1. In-depth analysis of the property structure
2. Identification of major defects
3. Advice on future work or renovations

It is recommended for:
- Older properties
- Period homes
- High value properties
- Buildings in poor condition
- Properties that have been structurally altered or extended
- Properties that may be listed or in a conservation area

An RICS Valuation or cost estimates for repairs can also be carried out for an additional fee.

Q5. Is an RICS Level 2 or Level 3 Survey is right for my property? This depends on the property’s age, condition, purchase price and construction.

Q6. What is an RICS Red Book Valuation? This is an official property valuation carried out by an RICS Registered Valuer in accordance with RICS global professional standards.

These valuations are commonly used for:
- Inheritance Tax and Probate (IHT)
- Help to Buy and Shared Ownership
- Capital Gains Tax and tax planning (CGT)
- Charity Property Sales

Q7. Do you provide insight on the energy performance of properties? When selling a property, it is mandatory to have an Energy Performance Certificate (EPC) completed by an appropriately qualified individual.

When carrying out RICS Level 2 and Level 3 Surveys, we confirm whether this has been done.

When inspecting the property, we also make reference to any obvious discrepancies versus the EPC and provide advice in our reporting about how to improve energy efficiency.

Q8. When should I book a survey? The best time to book a property survey is after your offer has been accepted but before exchanging contracts.

At this stage, an RICS Level 2 or Level 3 Survey can identify structural issues, defects, maintenance concerns and potential risks.

This helps buyers make informed decisions, budget accordingly and avoid unexpected repair costs after completion.

Q9. How long does a property survey take and when can I expect to receive the report? RICS Level 2 and Level 3 Surveys involve a blend of desk based-research, subject property inspection and time writing up the report.

The report is typically delivered within a short turnaround time post-inspection, giving buyers the opportunity to review the findings quickly and continue with the purchasing process.
