RICS Level 2 Survey (HomeBuyer Survey) in North London, West London & Hertfordshire

An RICS Level 2 Survey, formerly known as the HomeBuyer Survey, is a detailed property inspection carried out by an RICS-qualified surveyor in accordance with the RICS Home Survey Standard.

It is one of the most commonly commissioned surveys by homebuyers across North London, West London and Hertfordshire, particularly for flats in mansion blocks, purpose-built developments and conventionally constructed residential houses.

 

The purpose of the survey is to provide an independent professional assessment of a property’s condition before purchase. It helps buyers understand visible defects, construction-related issues and matters that may require further investigation.

For properties that are period homes, in poor condition, have been structurally altered or extended, an RICS Level 3 Survey (Building/Structural Survey) may be more appropriate.

What an RICS Level 2 Survey Includes

An RICS Level 2 Survey provides a detailed visual inspection of all accessible parts of the property with a focus on condition and performance in line with the RICS Home Survey Standard.

 

This includes:

  1. Roof coverings, chimneys and roof structures where safely visible

  2. External walls including brickwork, render and pointing

  3. Windows, doors and external joinery

  4. Rainwater goods including gutters and downpipes

  5. Drainage features visible at ground level or accessible inspection points

  6. Internal walls, ceilings, floors and joinery

  7. Signs of damp, movement, cracking or distortion

  8. Visible services including heating, plumbing and electrics on a non-invasive basis

  9. Garages, outbuildings and permanent external structures

  10. Garden areas including visible signs of Japanese knotweed where present

 

You will receive a structured report that explains:

  1. Condition of key building elements

  2. Defects and their likely significance

  3. Areas that may require further investigation

  4. Practical maintenance observations based on inspection findings

 

Reports are written in clear non-technical language so they can be used confidently when making a purchasing decision.
