Buying a Property in NW7
Buying a home in Mill Hill, Mill Hill East, Mill Hill Village or Arkley in NW7 involves a varied mix of period, interwar and contemporary housing, including traditional cottages, Victorian and Edwardian houses, suburban semi-detached properties, larger detached homes, converted flats and newer apartments.

The character of NW7 changes considerably across the area. Mill Hill Village and The Ridgeway retain a strong historic character, with older houses and cottages set along established residential roads and within an attractive semi-rural setting. Around Mill Hill East, substantial residential development has introduced a significant amount of newer housing over recent years. 

 

Older properties can include traditional construction, older roofs, suspended timber floors and long maintenance histories.

Many established properties have been extended, refurbished or altered over successive decades. These changes can improve space and usability, but the way they have been carried out can also affect how a building performs.

Extensions, loft conversions and internal alterations can also make an individual property's condition more difficult to assess from an initial brief viewing alone.

Newer properties around Mill Hill East present a different set of considerations. 

Millbrook Park forms part of the wider Mill Hill East regeneration programme, which covers over 40 hectares of mainly vacant and disused brownfield land. The programme is planned to deliver thousands of new homes alongside new parks, open spaces, infrastructure and community facilities. 

Construction is more recent, although buyers still benefit from understanding the condition of the building, external areas, communal elements and any visible defects before exchange of contracts.

An RICS survey provides independent, practical advice on the condition of the property before exchange of contracts, supporting clear decision-making at a key stage in the purchase process.

For residential buyers, the conservation-area designation can be relevant when considering future alterations.

Article 4 directions apply to parts of the Mill Hill Conservation Area and remove permitted development rights for certain alterations. This means that buyers considering alterations need to understand the planning position affecting particular properties.

The historic character of the area can therefore be relevant not only when assessing an existing property, but also when considering its potential for future alteration.

Which Survey Do I Need in NW7?
The right level of survey depends on the individual property, including its age, size, condition, complexity and originality. 

For many older properties in Mill Hill and Mill Hill Village, an RICS Level 3 Survey (Building / Structural Survey) can be appropriate, particularly where a property is older, substantially altered, extended, unusual in construction or in need of significant repair.

An RICS Level 3 Survey is the most comprehensive of the RICS Home Surveys and provides a more detailed assessment of construction and condition, including defects, repairs and maintenance considerations. 

For newer properties around Mill Hill East and Millbrook Park, an RICS Level 2 Survey (HomeBuyer Survey) may be appropriate where the property is conventionally constructed, relatively modern, straightforward in form and in reasonable condition.

NW7 therefore contains a particularly broad range of property types and ages. The appropriate level of survey depends on the construction, condition, age and alteration history of the individual property.
