RICS Level 3 Survey (Building/Structural Survey) in North London, West London & Hertfordshire

An RICS Level 3 Survey, formerly known as a Building Survey or Structural Survey, is the most detailed type of building survey.  This is carried out by an RICS-qualified surveyor in accordance with the RICS Home Survey Standard.  We provide Level 3 Surveys across North London, West London and South Hertfordshire.


It is designed for properties that are older, structurally complex, significantly altered or where condition is uncertain. The survey provides a detailed and property-specific assessment of construction, condition and performance, helping buyers understand defects, risks and potential repair requirements before purchase.

An RICS Level 3 Survey offers a greater depth of inspection and analysis than a Level 2 Survey, with more detailed consideration of how the building has been constructed and how it is performing.

For more conventional properties in reasonable condition, an RICS Level 2 Survey (HomeBuyer Survey) may be more appropriate.

What an RICS Level 3 Survey Involves
An RICS Level 3 Survey involves a detailed inspection of all accessible parts of the property, with a strong focus on construction, condition and defect analysis. 

The inspection covers:
•    Roof coverings, chimneys and roof structures where accessible
•    External walls including brickwork, render and pointing
•    Windows, doors and joinery
•    Rainwater goods including gutters and downpipes
•    Drainage features visible at ground level or accessible inspection points
•    Internal walls, ceilings, floors and
•    Signs of damp, movement, cracking or distortion
•    Visible services including heating, plumbing and electrics on a non-invasive basis
•    Basements and cellars where present
•    Garages, outbuildings and permanent external structures
•    Garden areas including visible signs of Japanese knotweed where present

 

You will receive a detailed report that includes:
•    A comprehensive description of the property’s construction
•    Identification of defects and, where possible, their likely cause
•    The implications of those defects if not addressed
•    Advice on repair options and maintenance priorities
•    Recommendations for further investigation where appropriate

 

Reports are written specifically for the property and provide a more detailed level of analysis than a Level 2 Survey.

A key part of an RICS Level 3 Survey is the interpretation of observed defects and how they relate to the structure and construction of the property.


The assessment is based on visible and accessible areas at the time of inspection. Conclusions are drawn from observed conditions, with analysis focused on understanding cause, extent and potential consequences.
